Office Expansions

A company building out a new office has already decided to grow. Office Expansions shows you who is taking new space, often months before the people who will fill it are hired.

What it shows you

Companies can announce plans and walk them back. A signed lease or a building permit is harder to undo: it is a multi-year commitment of real money. Fundz finds these commitments in two places:

City building permits

Permits to build out, fit out or alter commercial space in major US cities, including New York, San Francisco, Los Angeles, Chicago, Boston and Seattle. Fundz works out which company is the tenant behind each permit and links it to that company's profile.

Office leases at public companies

New headquarters, expansions, relocations and renewals that public companies report in their SEC filings, with the size of the space, the term and the rent where reported.

Why a new office matters to you

Hiring is coming

New space gets filled with new people. Recruiters and staffing firms can reach the company before the roles are posted.

Budget is moving

A new office needs furniture, IT, security, services and suppliers. Buying decisions cluster around the move.

A new market

A second location or a move tells you where the company is betting next: a new city usually means a new team, new local partners and new vendors.

How to use it

    In the left menu, open Events and click Office Expansions, or go to Office Expansions. If you don't see it, click All tools at the bottom of the menu.

    Start on the City Permits tab. Pick a City, a permit Type (for example Tenant build-out or New building) and a Min size by project cost.

    Tick Matched orgs only to see only permits where Fundz has identified the company, and High-conviction only to cut to the strongest signals. You can switch between a list and a map.

    Check Recently named tenants at the top for the newest companies Fundz has identified.
  5. 5
    Switch to the SEC 8-K Leases tab for public companies. Filter by lease type (New HQ, Expansion, Relocation, Renewal) and by square feet.

    Click any row to see the details and a link to the original permit or filing, then click through to the company.

Where else it shows up

On the company profile

A matched expansion shows as an Office Expansion event on the company profile, with an Expansion Timeline that groups related permits, leases and hiring into one story.

On your dashboard

Your dashboard shows new expansions in your industries, and a Several at once group for companies showing two or more growth signals at the same time, such as an expansion plus a hiring surge.

In your Daily Leads

A new lease or permit counts toward a company's score, so expanding companies that fit your targeting rise in your Daily Leads.

Good to know

Coverage grows city by city
Permits come from public city records, so coverage depends on which cities publish them. A company with no expansion on file may simply be in a city Fundz doesn't cover yet.
